Builder's Risk Insurance

Builder's risk insurance is a specialized type of insurance that provides coverage for buildings and other structures under construction. This type of insurance is specifically designed to protect against losses that occur during the construction process, including losses due to fire, wind, theft, and other perils.

Builder's risk insurance typically covers the following:

  • The building or structure being constructed
  • Materials and supplies used in the construction process
  • Equipment used in the construction process
  • Temporary structures, such as scaffolding or trailers

Builder's risk insurance is typically purchased by the owner of the property being constructed, or by the general contractor who is responsible for the construction project. It is important for the owner or general contractor to purchase builder's risk insurance as soon as possible, as the construction site is vulnerable to several risks and losses before the project is completed.

There are a few different industries that can benefit from builder's risk insurance, including residential and commercial construction, renovation projects, and specialty trades such as electrical, plumbing, and HVAC.

Some examples of situations where builder's risk insurance could be useful include:

  • A developer is building a new shopping center and experiences a fire that destroys the partially completed structure. Builder's risk insurance would cover the cost of rebuilding the shopping center.
  • A contractor is renovating a historic building and experiences a windstorm that damages the roof. Builder's risk insurance would cover the cost of repairing the roof.
  • A homeowner is building an addition to their home and experiences a theft of construction materials. Builder's risk insurance would cover the cost of replacing the stolen materials.

Builder's risk insurance typically has a policy limit that is based on the estimated cost of construction, and the policy may include a coinsurance clause that requires the insured to carry a certain percentage of the total construction cost in insurance. It is important for the owner or general contractor to accurately estimate the cost of construction and purchase an appropriate amount of coverage.

Builder's risk insurance policies typically have a limited duration, and the policy will expire once the construction project is completed. It is important for the owner or general contractor to notify the insurance company when the project is completed, so that the policy can be cancelled or converted to a different type of coverage.
